Listing Rules
To keep the Marketplace trustworthy, every listing must meet these standards before it goes live and earns a Verified badge.
What every listing needs
- Accurate property address and location
- Honest deal type classification (Commercial, Single-Family, Multi-Family, Seller Finance, Land)
- Realistic asking price supported by market data
- Estimated ARV with a defensible basis
- Disclosed rehab scope and estimated costs where applicable
- Clear title or a disclosed contract position for assignments
- Current photos that represent the actual property
What's not allowed
- Misrepresenting property condition, value, or ownership
- Listing properties you do not have the right to sell or assign
- Inflated or unsupported ARV and profit estimates
- Duplicate or spam listings
- Off-platform fee circumvention or solicitation outside the Marketplace
- Discriminatory or unlawful content
How verification works
- Submitted listings are reviewed by our team before publication.
- A "Verified" badge is applied when the listing information is supported by the documentation provided.
- Verification reflects our review of the information submitted — it is not an appraisal, guarantee, or endorsement.
- Listings may be removed or unverified if information is found to be inaccurate or if rules are violated.
